We don’t publish rates, and here’s why:

In order for us, or any lender, to provide an accurate rate quote, we need to do a detailed financial, tenant and demographic demand analysis. Many factors go into the pricing criteria of a loan, including credit score, property location, transaction type, yield maintenance, and loan size, just to name a few.  The interest rate market is based on ‘risk yield’ and priced accordingly.  So those low quotes you see are designed solely to capture your attention and get you to call a loan officer.   

We frequently hear the stories where a low rate was quoted with an assurance that they will deliver.   After a time consuming application process, with upfront fees and an expensive non-transferable appraisal, the client gets the bad news.  Their loan doesn’t fit into the complex interest rate box and either the rate is higher or the loan is declined. 

With our easy application, we have just enough information for us to shop your loan.  If you like what we can offer, just provide us the backup documentation for verification.  We do our due diligence ahead of time so we don’t waste your time and money.
