Even more, we can connect clients with niche lenders who finance transactions that because of their size or structure may not qualify for conventional financing.
 
Participation

For large commercial-property acquisitions or refinancings, Centurion can put together debt participations in which several lenders provide a part of the total financing in exchange for a specified return based on level of risk and other criteria. Depending on the transaction, Centurion may acquire an equity interest for its own portfolio and perhaps bring in other equity investors. Centurion's participation structures can help to attract more investors or lenders -those who may be willing to assume some but not all of the risk-as well as to provide more flexiblility in customizing transactions to client requirements.

   Construction and commercial development loans, including the cost of acquiring the land, can be financed through Centurion. By packaging the land purchase and development in a single loan, we can simplify the loan process for the client. Moreover, the client may not be required to invest as much equity as with a single loan.
 
Asset based lending Centurion can arrange business and real estate financing for companies that typically own substantial assets such as office buildings, retail centers or manufacturing plants along with the underlying land. Using the land and its improvements as collateral, a company may be able to obtain a better rate for financing or refinancing a business loan.

   Centurion can also provide financing for companies to buy commercial space or to develop land for new office buildings, plants or other uses. Through our lending contacts, we can also help companies arrange off-balance sheet financing (and thereby avoid adding to corporate debt or diluting earnings).

   Because real estate usually constitutes one of the largest assets on company balance sheets, and one of the largest cost centers, many large companies are interested in reducing the costs of owning and operating property. Centurion can assist them by structuring sale/leaseback transactions. The company thus moves the real estate off its balance sheet but continues to have use of the property.

   Additionally, the sale typically provides cash proceeds that can enhance the balance sheet.
 
Niche financing Centurion also provides specialized financing for other markets. These include non-recourse multi-family loans of more than $5 million, HUD-endorsed loans of more than $5 million, and financing for senior housing. We have the resources to secure competitive pricing. We can also arrange financing for projects for which there is relatively low demand such as buildings that require extensive investment to comply with seismic standards or those properties with a high degree of tenant turnover.
